Broad condition overview. Kitchens, electrics, damp, finishes. Will flag a structural concern, not diagnose it.

Diagnoses the structure itself. Foundations, load paths, movement. Tells you what's wrong and what to do.
In London this distinction matters more than people realise. Most of the housing stock here is Victorian or Edwardian terraces, worked on (sometimes badly) for over a century — knock-throughs, loft conversions, side returns, basement digs, layered by different owners with different builders. Underneath sits London clay, which swells and shrinks with the seasons and pulls foundations with it.
When there's an actual structural question — a crack you're not sure about, a sloping floor, a bowed party wall — our reports are written in plain English with no filler. The point is to give you, or your solicitor, something useful enough to make a decision on.

If you have a specific concern and want an expert opinion before committing to a written report, a site visit consultation (£480 incl. VAT) is the right starting point. A structural engineer visits your property, assesses it, and gives you honest verbal advice. If a written report is needed for a lender, insurer, solicitor, or your own records, you can commission one on the spot. The £480 incl. VAT fee is credited in full when you upgrade to a report from your portal within 30 days.
Our pricing is simple and fixed. One Structural Report at £900 incl. VAT covers every scenario: cracks, subsidence, pre-purchase, mortgage, insurance. Tell us at booking what you are concerned about and the engineer focuses on that while surveying the whole property. If a lender or insurer requires a chartered engineer (CEng / MICE / MIStructE), tick that at booking and the price becomes £1,440 incl. VAT all-in. For loadbearing wall questions we offer a Wall Assessment at £600 incl. VAT (up to 3 walls). Not sure you need a written report yet? A Site Visit Consultation is £480 incl. VAT. An engineer visits and gives you verbal advice, and the fee is credited in full when you upgrade to a report from your portal within 30 days.
The on-site inspection typically takes between 30 minutes and 1 hour depending on the size and complexity of the property. After the visit, your written report is delivered within 48 hours. You self-schedule the visit after payment — pick a slot in your portal once access is agreed — and we aim to fit you in within 3 working days, so the whole process from booking to report is usually around 5 working days.
For most buyers and homeowners, the standard structural report — produced by a qualified structural engineer — is sufficient, and it's what the large majority of our clients order. Choose the chartered option only when a lender, insurer, solicitor, or local authority has specifically asked, in writing, for a report by a chartered engineer (CEng / MICE / MIStructE). You book online in minutes, you self-schedule the site visit for within 3 working days (as soon as access is agreed with the agent or vendor), and the written report follows within 48 hours of the visit — around 5 working days end to end, which normally leaves room before an auction date. If your deadline is tighter, call us on 020 7870 2315 before booking and we'll tell you honestly whether we can hit it.
The report sets out the likely cause of each defect, how serious it is, whether further investigation is needed (for example crack monitoring, trial pits, or a CCTV drainage survey), and what remedial work is required. It does not include construction or repair cost estimates — accurate pricing can only come from contractors quoting the actual job, and we can introduce trusted contractors from our network to do that.
Not legally required, but strongly recommended when there are structural concerns: visible cracks, a very old property, prior movement, significant alterations, or anything flagged in a surveyor's valuation. In London, many buildings are Victorian or Edwardian era and sit on clay soil prone to seasonal movement, so structural issues are common. A structural report gives you the technical evidence to renegotiate the purchase price, require remedial work, or walk away. The fee is negligible compared to discovering a structural defect after completion.
Yes. Many clients book a structural report specifically because they suspect subsidence or ground movement. Our engineers examine crack patterns, measure crack widths, assess the type and direction of movement, check for signs of foundation failure, and investigate possible causes such as nearby trees, clay soil shrinkage, or drainage issues. If subsidence is suspected, the report will recommend further specialist investigation (trial pits, drain CCTV, arborist) and outline likely remedial scope.
