A structural survey — also called a structural engineer's report — is a thorough, non-intrusive assessment of a property's physical condition and structural integrity. Conducted by a qualified structural engineer, it is based on a visual inspection of the building from foundations to roof — identifying visible defects, assessing their severity, and providing clear recommendations for remedial work.

It does not involve opening up the structure, lifting carpets or floorboards, or any destructive testing. Where a defect cannot be fully diagnosed by visual inspection alone, the report sets out what further investigation is recommended and why. It analyses the causes and implications of any defects found and provides technical evidence for informed decision-making, covering load-bearing walls, foundation movement, roof structure, damp penetration, timber decay, drainage, and overall building stability.
