What is a site visit?
Not sure what you need? A site visit consultation is the right starting point. A qualified structural engineer visits your property, carries out a thorough visual assessment, and gives you expert verbal advice on what they find: the causes of any defects, their severity, and what you need to do next.
There is no written report included. This is a consultation. You get the engineer's expert assessment face-to-face, and you decide what to do with it. If they identify issues that require a formal written report, you can commission one, and the £480 incl. VAT site visit fee is credited in full against the cost of the report.
A site visit is the right choice when you're uncertain whether a formal report is necessary, when you want a quick expert opinion before deciding how to proceed, or when you need guidance on a property matter but aren't ready to commit to a full written document.
Many clients who start with a site visit go on to commission a report. Those who don't have still received genuine value from expert advice that gives them a clear picture of their property's condition.
If a lender, insurer, solicitor, or local authority has asked, in writing, for a Chartered Structural Engineer (CEng / MICE / MIStructE), you can book a chartered site visit for £790 incl. VAT — and any report you go on to commission will be a chartered structural report.

A site visit consultation provides expert verbal advice only. If you need a written report for a lender, insurer, solicitor, or your own records, you'll need to commission one separately. The £480 incl. VAT site visit fee is fully credited if you proceed to a report within 30 days.
The engineer will tell you honestly what they've found and how serious it is. If a formal written report is needed, for example to quantify the issue, satisfy a lender, or support an insurance claim, they'll advise you accordingly. You can commission a report on the spot, and the site visit fee is credited toward it.
For most people the standard site visit — carried out by a qualified structural engineer — is exactly right. Choose the chartered option only when a lender, insurer, solicitor, or local authority has specifically asked, in writing, for a Chartered Structural Engineer. The chartered site visit is a flat all-in price (£790 incl. VAT) that replaces the £480 incl. VAT base, and any report you commission afterwards will be a chartered structural report.
If you upgrade to our structural report within 30 days of your site visit, the £480 incl. VAT you paid is deducted from the report price, so a £900 incl. VAT report becomes £420 incl. VAT. To claim it, sign in to your portal, open your site-visit booking, and choose the report upgrade — the credit is applied for you, and you only pay the difference. (The credit is tied to your existing booking, so upgrade from the portal rather than booking a brand-new report.)
Yes, and we encourage it. The site visit consultation is designed to be interactive. You can ask the engineer questions directly and get expert answers face-to-face. If you can't be present, the engineer can still attend with the estate agent or another representative and provide feedback by phone afterward.
