What is a wall assessment report?
Before removing or altering a wall, you need to know whether it is loadbearing, and if it is, what structural support is required to carry the loads safely.
Site visit and report: £600 incl. VAT. A structural engineer inspects your wall (up to 3 walls) and you get a written report confirming whether it is loadbearing. You always get the report, whatever the outcome.
Not loadbearing: the report confirms it is safe to remove. You are done, with nothing more to pay.
Loadbearing: the report confirms it is loadbearing and what is needed to remove it safely. If you decide to go ahead — or the engineer confirms a design is required — you can add the structural design package (calculations, beam specification, and Building Control support) for £300 incl. VAT more per wall, handled entirely through your portal. Design work starts once the design fee is paid and is delivered in 5–7 working days.
More complex (multiple openings, a box or goalpost frame, or deeper structural work): the design is quoted before any work starts.
You only commit to £600 incl. VAT, and you always get the report. The structural design is an optional extra, only if your wall is loadbearing and you choose to proceed.
If a lender, insurer, solicitor, or local authority has asked, in writing, for a Chartered Structural Engineer (CEng / MICE / MIStructE), tick the chartered option at booking and the assessment becomes £1,200 incl. VAT all-in — a flat price that replaces the £600 incl. VAT base, never a surcharge on top.

Yes. Removing a loadbearing wall requires Building Control approval under the Building Regulations (England). A structural design package with calculations is required as part of that submission. We can provide this and liaise with Building Control on your behalf.

A builder can offer an opinion, but only a structural engineer can provide a professional assessment with liability. If the wall is incorrectly identified as non-loadbearing and removed without support, the consequences can be severe and costly. Building Control will not accept a builder's word. You need a structural engineer.
