What is a chimney breast removal?

Removing a chimney breast is structural work. Once a breast is taken out, the masonry left above it — including the stack in the roof — has to be properly supported.

Site visit and design: £900 per chimney breast. A structural engineer visits, designs the support (gallows brackets or a beam), produces the structural calculations, and provides everything Building Control needs to approve the work.

The price is per support design, not per floor. A chimney breast needs one support, fitted at the highest level you remove it from — and that one support carries everything above it, so the breast can come out on every floor below. Removing the breast from the second floor all the way down to the ground is still one design: £900.

One thing to plan for: it does not work the other way around. If you remove only the ground-floor section now, the support sits just above the ground floor — taking out the section on the floor above later means a second support and a second design. If you think you will ever want the full height gone, do it in one go.

A second, separate chimney breast is a second support. If your property has another breast or stack elsewhere — a different room, a different wall — that is its own design: £1,300 in total for both, covered in the same site visit. The diagram below shows the difference.
